Wondering what your property is worth? Listen to your market.
I can't count the number of times I have been asked by sellers, "What is my property worth?" in response to what they consider to be a "low offer" on their home. Sure, buyer's will write low offers, but give it some time. Have you repeatedly heard the same value through "low" offers and negotiations? It's the market speaking ... listen to it.
I once listed a corporately owned home that was priced too high, in the low $100,000's. Offers came in periodically and ranged from $65,000 - $80,000. While contemplating a counter offer, the asset manager asked me "What is it really worth?". Even though I felt the value was looking him square in the face, I pointed him towards the evidence. "Sometimes," I said, "the market speaks to us."
