In the past months the financial community has made changes almost daily in regards to their requirements. This in itself is causing problems beyond reason is some instances. Unless you are a "CASH" buyer requiring no financial assistance there are things that you need to consider and do prior to purchasing a new home or property.
If you are planning to purchase a property there are programs out there that can get you into the house or land that you want with a lesser down payment but most will require 10 to 20% down with a good credit score. So far I have only run across one program that will finance someone with a minimum score of 580. To make things go easier for you, I recommend that not only do you get pre-qualified for a mortgage but it is imperative that you get approved. Having all of your ducks in a row is to your advantage in more ways than one.
- You will know what house you can afford to look at and make an offer on.
- You will know what your payment range will be.
- You will know if you need a bigger down payment to get the house you want.
- You will know your interest rate.
- You will know what area you can be in at this point in your life.
- You will know that when your offer is accepted you are on your way with the least amount of problems and worries.
I encourage you to select the bank, credit union or mortgage company of your choice and someone you feel comfortable with. I do recommend a number of people and companies that I have work with in the past that have been very helpful to my clients and able to expedite their needs in a quick and painless manor. I have one other recommendation when you find the home you want is to have the house inspected by a professional home inspector. This will answer any questions you may have as to the integrity of the house and eliminate many unforeseen problems.
