When we place your home on the market, there are a number of items to consider:

  • Price 
  • Marketing
  • Condition

The PRICEis based on what is happening in the area in regards to how many properties are for sale in your area that are similar to yours and what others have to offer in comparison as well as location.  Every seller wants the most they can get which is understandable.  I will do my best to price your home at a level that will draw as much interest and traffic as possible.  If we get no showings, in a 30 or 60 day period, we may have to address the price or offer buyer incentives such as a home warranty or concessions to contribute to pay buyers closing costs.

The MARKET is a fluctuation entity.  Homes sell in all markets weather up or down and time is a factor.  Marketing your property correctly is very important.  The Internet now contributes to over 80% of where buyers come from.  I use this media to it full potential with what is offered through Coldwell Banker, my web page (www.jamescwilliams.net), and others.  I will do a visual tour of your property that is posted on the web as well as the local MLS service.  I do post card mailings, we post your property in our Buyers Guide next edition, and in the local papers.  There will be a sign on your property if you so desire one.

The CONDITIONof your property or curb appeal is also very important.  This is one area you have total control of.  If your property looks good is uncluttered and clean it will attract buyers.  Keep your grass cut, walks and drive clear of snow in the winter, toys and mess picked up, fix broken items, holes in the walls, smudges and kids art work on the walls be gone.  Being lived in is one thing, dirt and a mess is another.  Buyers first impression is critical.  If they see a lot of work needs to be done before moving in, unless they are looking for an investment to flip which will generate lower offers, they will usually look elsewhere.  One other consideration is if you have pets, dog, cats etc., make sure your home doesn't reflect their smells.  Dirty dog or cat pan is a big turn off to buyers.

If you are selling land, having a survey and the corners marked is a major concern to buyers.  When they know what the are looking at and walking around on, without question tends to make for a quicker decision on a purchase.  Having an accurate disclosure statement with regards to wells, mineral rights, easements and restrictions, etc will help greatly in selling.
