Byron Center MI Real Estate Activity Report for Jan-August 2013

Byron Center is  an unincorporated community but is a census designated place within the  civil township, Byron Township located within Kent County, MI and is centrally located, making it a desirable location for commuters.  The census in 2010 indicated that 20,317 people called the township home.

The township sits at the crossroads of US 131 which runs north and south, connecting Grand Rapids and Kalamazoo, and M-6 which runs east and west from the Lake Michigan shoreline communities toward Lansing.  The area offers farmland, residential communities, as well as commercial and industrial facilities.

The township itself operates three parks and the popular Douglas Walker Park (a Kent County park) is within its borders.  Additionally the Kent Trail system is easily accessed here as well.  Citizens are proud of the award winning Byron Center School District  but there are a number of charter and private school options available as well.

Inventory has been tight in this market with many buyers seeking the desirable location with access to highways and within a desired school district.  Building permits have increased rather dramatically as builders take advantage of the high demand and low inventory and buyers are realizing that mortgage rates are advantageous.

As of today, September 11, 2013, there are 98 residential properties listed for sale from $59,900 to $435,900.and that represents less than a 2.8 month supply based on closed sales and if no new properties become available.  This limited inventory has been a driving factor in the 8.4% increase in average sale price YTD over 2012 and is creating a lower number of average days on the market.   The listing to sales price ratio has been consistently in the high 90%, again reflecting demand for properly priced properties.
