Selling Your Home
What You Need to Know If You’re Considering Selling
Did you know that over 95% of homebuyers start their search online? That is why web exposure is so important. My background in multimedia journalism and photography provides me with the background and skills to showcase your property in a way that will bring in the buyers!
Why do Business With Me?
Honesty is my trademark. I tell all my clients that I will be straightforward with them – including if they ask for my opinions! Plus I will ask you the right questions from the start! When we work together to list your home I will ask you the right questions to showcase your property the best way possible. When we work together to find you a home I’ll ask the right questions to match you as closely as possible with the home of your dreams. I’m dedicated to the real estate industry and I know neighborhoods and prices. We’ll spend our time focused on homes and neighborhoods that fit your wants and needs.
In this business there is never a dull moment when you’re committed to being a full-time real estate professional based in downtown Traverse City. What does that mean? I stay informed on the local issues, keep up with technology, understand the economics of the industry and know the market area.
I make sure I know what’s new on the market and what’s changing. During your search you can rest assured that I’m keeping up with daily listing updates and extending my knowledge of the current market by organizing the weekly realtor tour. Plus, I network with other real estate professionals, with mortgage lenders and with service providers to make sure I have a wealth of contacts for my clients. Because I believe that being active in professional organizations has real benefit for my clients, I serve at the local, state and national level with the Women's Council of Realtors® and have taken a role with the National Association of Realtors® Public Policy and Land Use Committee.
While my business involves a sale, I don’t view myself as a salesperson. I want to work with you as a consultant who helps you find the home of your dreams or who helps you put your home on the market at the right price and target it to the best buyers. To do that I’ve invested heavily in my real estate education earning professional designations that include my ABR-Accredited Buyer Representative and SRS-Seller Representative Specialist designations through the National Association of Realtors, and the PMN-Performance Management Network through the Women's Council of Realtors. For my work I have been awarded the WCR Northern Michigan Member of the Year 2015, TAAR Public Advocacy Award in 2013, and Coldwell Banker Schmidt Rookie of the Year in 2011. I’ve also received the TAAR Community Steward Designation. Because I love what I do, my job never feels like work and helping people find or sell their homes is both an honor and a pleasure!
I live in the Traverse City area with my husband, Tim, a dentist, daughter Hazel, son Alden and my Bernese Mountain Dog Yuba. I am interested in everything that Northern Michigan has to offer, from the great outdoors to the restaurants, wineries and shops. I also love to cook, garden, weight train, practice yoga, read, bike, boat, paddleboard, kayak, ski and hike.
In a past life I received a degree in Journalism and Geography from Michigan State University (Go Green!) and a Master's in Natural Resources from University of Michigan (Go Blue!).
I’ve served on the board of Bras for a Cause to raise money for those in our area battling breast cancer. I got involved with this charity because Bras for a Cause provides financial assistance, supports survivors and honors the memories of those who will always remain in our hearts.
In Acme Township I serve as the Chair of the Acme Township Planning Commission and represent the Housing and Community sector. My work on the Form-Based Code Committee helped us win the county place-making award in 2014. I am also involved with the Parks and Trails Committee, working to extend the TART trail into Acme, and develop and maintain our many parks! I am also a member of the Acme Board of Review.

"Karly is an outstanding realtor who is great to work with when buying a home. We were new to the home-buying process as first-time home buyers, and Karly's expertise made the process seamless! She definitely kept our best interest at the forefront, and she guided us with honesty and integrity. We had no idea that home buying would be this easy and fun! Thanks Karly!" Shaun and Natalie, Home Buyers, Summer 2016
"Karly recently completed the sale of our vacation home in Glen Arbor, MI. My brother and I were co-owners and out of state (Illinois and Virginia) and the property itself was in very rough condition, so all those factors added potential complications / disagreement in terms of prepping the property for sale, agreeing on asking price, negotiating the sale, etc. Karly was exemplary on all fronts. She was pleasant to work with, priced the property appropriately (it was somewhat a shot in the dark but she was right on), gave us regular status during listing, and provided exactly the right council when it came to negotiating the final price, including when to give a little and when to not. All in all the ideal realtor from our perspective and someone who made the process easy." Greg, Home Seller, Spring 2016
"Karly took some excellent photos of the property plus a video that was posted to various sites on the internet. Each week we were able to see the market report and see how many people viewed the listing. Karly was very instrumental in letting us know prior to the listing which items needed updating and which ones not to worry about.
There were several times where the buyers agent was not following through on items and Karly stepped up to the challenge & made sure the items got completed. She made sure the documents were signed correctly for both sides of the agreement. Karly also followed up to make sure the Earnest Deposit came in plus she kept tabs with the buyers lender to make sure all documents came in as scheduled.
She was helpful in finding an electrician to make the 1 repair from the inspection so that it could be completed within a week.
Karly went above & beyond to reduce our anxiety about this transaction. We would highly recommend her! If we get the opportunity to move back to Traverse City in the future, she will be our agent in finding a place to live." -Mike and Sue, Home Sellers, Summer 2014
"Karly was incredible. She helped us find our dream house, and she (appropriately) identified some flaws and talked me out of some properties that just weren't a good fit. She was responsive, respectful and fun. The fun part is important when you spend multiple days schlepping around to properties all over TC. I give her my highest recommendation. I was a little bit obsessive and spoke to a number of realtors before I found Karly, and she was head and shoulders above anyone else I found. Karly never pressured us and always had our best interests at heart. At the end of the day, she got us into a home we love and saved us tens of thousands of dollars." -Matt, Home Buyer Summer 2013
"My husband and I had recently moved to Traverse City, so we were not very familiar with the area and certainly felt overwhelmed trying to decide on the best "part of town" to purchase a home. Karly listened to all the things that were important to us - schools, family friendly, close to my husband's office, newer construction, etc - and she found us the PERFECT place to call home. The home we ended up buying didn't actually make the cut the first time I combed through the listings Karly provided, but Karly understood what we were looking for so well that she insisted we take a look. It was love at first sight! Karly also provided excellent recommendations for mortgage bankers, insurance companies, etc. She knows her stuff and will make sure you are her top priority! If you are looking for the best, call Karly! She makes home buying easy and FUN!!" - Taryn, Home Buyer in Traverse City 2012
"Couldn't have asked for a better Realtor. Karly went above and beyond to get me the right house. It was amazing to spend this birthday in my first home. Thank you so much for being so good at what you do. I plan on having an open house once the basement is finished." -Josh Smith, Home Buyer in Interlochen Summer 2012
" My wife and I would like to thank you heartily for the outstanding job that you did for us in arranging for the sale of our home in Traverse City. Frankly, after a six month listing with a competitor, which was one more in a series of bad experiences with that company, it was refreshing to have such a well versed, aggressive and motivated individual to represent our interests. Your attention to detail, creative marketing plan and dogged perseverance in the face of a number of puzzling set-backs heartened us as you worked 'magic’ in bringing us potential buyers when the market is flooded with undervalued properties. We were particularly pleased with your transparency and eagerness to communicate with us. You were quick to provide feedback to us and also quick to offer insightful advice and innovative changes to the marketing plan when it seemed that everything was stalled. Moreover, we did not have to contract you for a status on your work, but rather you contacted us regularly to inform us of what you were doing on our behalf. We can't tell you how appreciative we are of that type of customer service. right down to the closing, you provided the kind of support that helped reassure us that we had made a good choice by having you as our agent. Thank you, Karly, for a great job" -Iakovos Olechnowicz, Home Seller in Traverse City, Spring 2012
