Some people explain things and others say things like, "read the directions." 

Others say it simply with, "some assembly required."

Pricing real estate properly isn't as easy as directions and assembly.

Many questions need to be asked, "does the seller have any RECENT appraisals, does the seller know of RECENT sales that the REALTOR isn't aware of?"   What price does the seller believe their property is worth?  What price does the tax assessor think the property is worth?  (For what's that's worth in this market).

99% of proper marketing happens with the correct asking price.  Buyers do not usually go around making low offers on property they think is already priced to high to begin with.
