Many questions need to be asked, "does the seller have any RECENT appraisals, does the seller know of RECENT sales that the REALTOR isn't aware of?" What price does the seller believe their property is worth? What price does the tax assessor think the property is worth? (For what's that's worth in this market).
99% of proper marketing happens with the correct asking price. Buyers do not usually go around making low offers on property they think is already priced to high to begin with.
