Why do so many properties NOT sell when they come to the market?
Wrong condition usually equals wrong pricing, not always, but many times.
Condition is a major part of pricing real estate today. Always has been, the thing is it's not that hard to change the condition.
For most sellers trying to sell, and not having any luck their only option is to adjust the pricing or change the condition. Most today aren't financially able to change the condition. Many are under water financially and can't afford to improve their properties condition.
So the result is NO sale or low ball sales.
