Getting Busy

My to do list seems to be filling up at the same rate that I empty it.  That sounds like a complaint, but it’s more a statement of disbelief.  Sure, a lot of this is self inflicted, and isn’t directly tied to today’s transactions, but rather to ancillary activities that I plunge into.  But there is a substantial amount of it that IS tied to today’s transactions.

 

I came back from a week of REALTOR meetings to a pipeline full of new sales business, including three new bank owned properties, a bottom lined offer, one substantial and somewhat complex transaction getting close to agreement, and an entire Lake View development to launch marketing efforts on.

 

By no means am I the only one either.  One of our agents got ribbed all day because it seemed every other call was for her.  She bottom lined three deals today alone.  Each of the other agents in the office were fielding calls, setting up showings or working on offers as well.  I honestly can say I don’t believe our office (Coldwell Banker Schmidt Realtors in Benzonia) has been this busy in at least a year and a half.  We’ve set the stage for success and our agents are working harder and smarter than ever to make it pay off.

 

Since it seems like we’re crushing it and I haven’t had time to dive into statistics in detail, I just did a quick review of 2009 vs. 2010 in the core 5 Counties for the Traverse Area Association of REALTORS.  That would be Benzie, Leelanau, Grand Traverse, Kalkaska and Antrim County.  Through May 1st, closed residential sales are up 161 units… or 36 percent!

Average sale price up just a touch, median up significantly, a slight decline in days on market, and a big increase in listings sold.  Looks a pretty good recipe for an increasingly healthy market to me.

    Just talked with someone from the Water Wonderland Board of Realtors, which serves primarily Mackinac, Cheboygan, Presque Isle, Otsego, Montmorency, Alpena, Crawford, Oscoda and Alcona Counties. Their year to date Closed Residential Sales are up 38%. And they are seeing an increase in hot deals on vacation homes, including some foreclosure homes and bank owned homes in resort areas.
