Shaking the Winter Real Estate Blues

I ran comparisons this morning just to see how the Holland, Michigan real estate market did in 2009 as compared to 2008. I also wanted see how I did personally in 2009. I already know I did better this year than last, but I’m slowing down now as the West Michigan real estate market tends to be quite seasonal, and I figured I could use a pick me up. To date, there have been 1,155 homes sold in Holland and Zeeland, Michigan this year alone. This represents a 4.14% increase in homes sold over last year. There were 1,109 homes sold between January 1, 2008 and December 17, 2008. However, the 2009 Holland-Zeeland home sales volume to date totals $152,959,933 as compared to a volume of $179,462,450 in the same period last year. These numbers represent a 14.8 percent decline from 2008 to 2009.

Of the homes sold in Holland and Zeeland this year, the median home sold was a 3 bedroom, 2 bath, 1,269 square foot home that listed at $114,500 and sold for $106,500. On average in 2009, homes sold for 93 percent of list price. For the same dates in 2008, the median home sold in the Holland, Zeeland area was a 3 bedroom, 2 bath, 1,296 square foot home, that listed at $132,000 and sold for $128,000. Homes sold for 97 percent of list price during this time period in 2008.

This data indicates there was a 16.8 percent drop in the median Holland-Zeeland home sales price in 2009 over 2008. That statistic taken alone is a little discouraging, but the number of homes sold increased overall and this is a positive sign for the West Michigan real estate market. As for my personal performance in 2009, my numbers outshine the overall West Michigan real estate market. Selling 193% more in volume from January 1, 2009 through December 1, 2009 as compared to that same time period last year, I nearly doubled my home sales in 2009 from 2008. I think this might be enough to shake my winter real estate blues and help me begin work in 2010 with renewed determination.
